What we provide

Mintleaf designs, builds, hosts and maintains AI “front-desk” assistants for property agencies (estate and letting agents). An assistant answers enquiries from the agency's website and inbound channels, qualifies them, captures lead details, and — where enabled — helps book viewings, valuations or callbacks, in the agency's name.

An engagement typically includes a one-off build/setup and an ongoing monthly service that covers hosting, the language-model usage, monitoring and reasonable changes. The exact scope and price are agreed in writing before work starts.

The free demo

We may build a non-binding demonstration assistant for a named agency and share it as a private link. A demo is illustrative only, may use placeholder information, creates no obligation on either side, and can be withdrawn at any time.

What we do not provide

We are a software and operations studio. We are not an estate agent, letting agent, solicitor, surveyor or financial adviser, and we provide no property, legal, financial or tax advice. The assistant is an administrative tool that speaks on behalf of the agency that engages us; the agency remains responsible for its own regulatory obligations, client relationships and any decisions taken. The assistant does not give valuations or guarantees and is instructed not to invent properties, prices or availability.

AI limitations

AI assistants can make mistakes or misunderstand. The service captures and routes enquiries to the agency's team for human follow-up; it is not a substitute for professional judgement. The agency is responsible for reviewing captured enquiries and for any onward communication with its customers.

Acceptable use

You may not use the assistant or our endpoints to send unlawful, abusive or deceptive content, to attempt to extract the underlying prompts or models, or to place automated or excessive load on the service. We rate-limit usage and apply a daily processing cap, and may suspend access that threatens the stability or cost of the service.

Fees and payment

Fees are agreed in writing. Set-up fees are payable up front via Stripe; the monthly service is billed as a recurring subscription via Stripe until cancelled. You can cancel the monthly service at any time; on cancellation the assistant is taken offline and no further monthly fees are charged. Set-up fees are non-refundable once build work has begun.

Data

Enquiry details captured by an agency's assistant belong to that agency; we process them on the agency's behalf to deliver the service. See our privacy notice and data-processing terms.

Liability

Our total liability for any engagement is limited to the fees paid for that engagement in the preceding three months. We are not liable for lost business, lost enquiries, or losses arising from the agency's own acts, third-party platforms, or model/provider outages. Nothing here limits liability that cannot be limited by law.
